At Texas Corporate Homes, we pride ourselves on hosting the highest-quality guests in residential real estate. In fact, 80β90% of our stays are homeowners themselves, placed through insurance carriers, relocation firms, or large employers. Thatβs a big reason why our collection rate is 99.4%, compared to about 95% for traditional long-term rentals.
To maintain this high standard, every guest who stays in our homes goes through a background check process. Hereβs how it works:
π’ 1. Insurance Companies, Relocation Firms & Large Employers (β80% of stays)
- These organizations typically run their own background checks (criminal + credit).
- Their policies are strict and comprehensive.
- In cases where they do not perform their own checks, we run an industry-standard TransUnion background check (credit + criminal).
π¨βπ©βπ§ + π 2. Direct Bookings & Platform Bookings (β20% of stays combined)
- Direct bookings: We run the same TransUnion background check (credit + criminal).
- Airbnb, VRBO, and other platforms: We rely on the platformβs own background check and security policies, which apply to all bookings.
